156-Acre Mixed-Use Campus Planned for Prime site in Williamson County

Austin-based Inspire Development has broken ground on Pearson Ranch, a large mixed-use development located in Williamson County in the heart of Northwest Austin’s new burgeoning technology corridor – and ideally located just two miles from Apple’s new corporate campus.

Pearson Ranch will include 2.6 million square feet of Class A office space, 200,000 square feet of retail, restaurant, and community and cultural spaces, two hotels, thousands of upscale residences, and 30 acres of parkland. Designed with high-end features and finishes throughout, the project is anticipated to have a value exceeding $2 billion upon full build-out.

Intentionally designed to foster community and connections, Pearson Ranch is designed to attract local, homegrown Austin restaurants and retailers connected to expansive parks, public plazas, and hike-and-bike trail systems making this a coveted destination.

Located at the northeast corner of State Highway 45 and West Parmer Lane, this amenity-rich, 156-acre, mixed-use development was designed by globally renowned architectural and planning firm, Urban Design Associates (UDA). The Pearson Ranch master plan will develop a balance of public and private spaces that reflect local community values – with a focus on sustainability, vitality, and community lifestyle.

The site has exceptional connectivity and visibility, with four entrance points and over three quarters of a mile of SH 45 frontage, promising residents and patrons convenience in everyday living. Quick access to the CapMetro’s Lakeline Station is just west of Pearson Ranch, which brings together the MetroRail Red Line, running from Leander to downtown Austin, 485 parking spaces, as well both Express and Metro bus service.

“As a native Austinite…I remember back when Austin didn’t have toll roads, when Anderson Mill Road didn’t go all the way through to Parmer Lane, and when 620 and 183 was just a four-way stop. Times are changing, and with that our city needs well thought-out plans for how we change and grow,” Kelly said. “Thoughtfully-planned communities like Pearson Ranch increase safety and improve mental health. I’m excited about new jobs and better lives in our district and also in Central Texas.”

Next Steps

The first phase includes the development of 41 acres, featuring approximately 600,000 square feet of office space, three upscale apartment communities, and some lifestyle retail. Total build-out for the entire 156 acres is anticipated to take approximately 10 to 15 years.
