Restaurants, coffee shops, retail, veterinary care and public improvements account for more than 205,000 square feet of work
Fourteen Cedar Park construction projects representing nearly $10.75 million in estimated investment were registered or advanced through the state review process during August, according to filings with the Texas Department of Licensing and Regulation.
The projects cover a combined 205,337 square feet and include eight restaurants, bakeries or coffee shops; a veterinary clinic; an infusion center; a retail store; a new retail and office building; and two major municipal improvement projects.
The largest project registered during the month was a $2.7 million program to replace concrete sidewalks and improve approximately 150,000 square feet of hike-and-bike trails at Veterans Memorial Park, Milburn Park and Brushy Creek Lake Park.
A new $2.5 million operations facility and a $2 million, three-story retail and office building at Velsa Ranch were the other projects with estimated costs of at least $1 million.
Altogether, the 14 filings represent an estimated investment of $10,748,500.
Eight food-and-beverage projects account for approximately $2.69 million and 24,228 square feet of construction. The August filings include Paris Baguette, Scooter’s Coffee, Oriri Coffee, Urban Bird Hot Chicken, Mike Red Tacos, Pickleman’s Gourmet Cafe, Simply South and Conejos New Hope.
Three of the projects are classified as new construction, representing $4.7 million and 25,272 square feet. The remaining 11 are renovations or alterations valued at approximately $6.05 million and covering 180,065 square feet.
Private commercial projects account for approximately $5.55 million of the month’s investment. The two municipal projects represent another $5.2 million.
Among the month’s projects:
- Velsa Ranch retail and office center: A $2 million, three-story commercial shell building is planned at 12465 W. Parmer Lane. The 22,007-square-foot building is designed for office and general retail use. Interior tenant layouts and finish-out work will be permitted separately. Construction is expected to run from December through February 2027.
- Cedar Park hike-and-bike trail improvements: The city plans an estimated $2.7 million in concrete sidewalk replacement work at Veterans Memorial Park, Milburn Park and Brushy Creek Lake Park. The filing lists approximately 150,000 square feet of work, with construction scheduled from October through March 2027.
- Water reclamation facility operations building: Cedar Park plans to demolish the existing operations building at 2315 Brushy Creek Loop and construct a new 1,800-square-foot, single-story facility. The $2.5 million project also includes site and electrical improvements and is expected to be completed in January 2027.
- Paris Baguette: The international bakery-cafe chain plans a $750,000 build-out at 901 Arrow Point Drive, Building A, Suite 103. The 3,473-square-foot cafe will include sales, dining and kitchen areas. Construction is expected to begin in November and conclude in February 2027.
- Mike Red Tacos: A $450,000 tenant finish-out is planned for a 2,993-square-foot space at 1315 E. Whitestone Blvd. Construction is scheduled from November through April 2027.
- Scooter’s Coffee: A 1,320-square-foot coffee shop is planned at 2100 NFM Drive near Nebraska Furniture Mart. The $400,000 interior renovation is scheduled to begin in November and conclude in March 2027.
- Chewy Vet Care: Chewy plans a $373,500 veterinary clinic at Arrow Point, 901 Arrow Point Drive, Building 1, Suite 101. The 3,774-square-foot build-out will include new partitions, finishes, lighting, plumbing, electrical and heating and air-conditioning systems. Work is expected to run from December through April 2027.
- Local Infusion: A $315,000 renovation is planned for a 2,214-square-foot space in Cypress Creek Village at 1525 Cypress Creek Road, Suite D. Construction is scheduled from October through March 2027.
- Pickleman’s Gourmet Cafe: A $300,000 restaurant finish-out is planned in a 2,913-square-foot space at 2100 NFM Drive. The project will add interior walls, lighting, finishes, equipment and furniture. Construction is scheduled from September through December.
- Conejos New Hope: A $240,000 renovation is underway in a 3,500-square-foot space at 2875 W. Whitestone Blvd., Unit 190. The project calls for demolishing the existing interior down to the shell and remodeling the space. Completion is scheduled for October.
- Urban Bird Hot Chicken: An existing ice cream shop at 700 E. Whitestone Blvd., Suite 100, is set to become an Urban Bird restaurant. The 1,695-square-foot conversion is valued at $200,000, with construction scheduled from October through March 2027.
- Oriri Coffee: A $200,000, 1,465-square-foot coffee shop finish-out is planned at 705 Vista Ridge, Unit 101. The project is scheduled to begin in October and conclude in January 2027.
- Teso-X at Lakeline Mall: A $170,000 renovation is planned for a 1,314-square-foot retail space at 11200 Lakeline Mall Drive, Suite K. Work is expected to begin in October and conclude in January 2027.
- Simply South Cedar Park: A $150,000 renovation is planned at the Serranos restaurant property at 1900 E. Whitestone Blvd. The filing calls for new flooring and paint and the relocation of restrooms within the 6,869-square-foot space. Work is scheduled from September through November.
