August filings reveal new restaurants, industrial space, health services, salons and retail developments
Leander’s next wave of development will bring considerably more than another collection of restaurants.
Construction filings submitted during August outline $17.4 million in projects spanning industrial buildings, warehouse space, behavioral health care, jewelry, personal-care services, restaurants and new commercial centers.
The 15 projects collectively cover 243,868 square feet, according to records filed with the Texas Department of Licensing and Regulation.
Industrial development represents the largest share. Two office and warehouse buildings at Holt Cedar Tech II, combined with an AEON Industrial project at Cedar Tech I, account for approximately $9.52 million and 158,777 square feet.
Restaurants and beverage businesses make up the most visible category, however. Wingstop, Jeremiah’s Italian Ice, Aubergine, 7 Brew Coffee, Ike’s Love & Sandwiches and INVRS are preparing Leander locations representing a combined investment of $2.3 million.
The month’s filings also reveal significant investments by BasePoint Academy, Mirror Mirror, Joyalukkas and Vera Nail Spa.
Here is everything included in Leander’s August development filings:
Industrial and commercial construction
AEON Industrial: An estimated $4,218,890 tenant improvement is planned inside an existing warehouse at Cedar Tech I, Building 1, at 2425 Scottsdale Drive. The project covers 52,942 square feet. Work is scheduled to continue through January 2027.
Holt Cedar Tech II, Building 2: A $3.7 million, single-story shell building is planned at 6400 183A Toll Road. The 73,946-square-foot building is intended for future office and warehouse-storage tenants. Construction is scheduled from October through October 2027.
Holt Cedar Tech II, Building 1: A second office and warehouse shell is planned at the same address. The 31,889-square-foot building carries an estimated cost of $1.6 million, with construction scheduled through September 2027.
Crystal Springs Plaza: Four commercial shell buildings totaling 33,466 square feet are planned on a 3.8-acre property at 1641 Highland Falls. The development carries an estimated construction cost of $800,000 and is scheduled for completion in December 2028.
Northline Block R: An estimated $74,000 project will add a sidewalk around an existing water-quality pond at 815 Pullman St. The filing lists 11,500 square feet of work, with construction expected to begin and conclude in October.
Restaurants and drinks
Aubergine: A $700,000 restaurant is planned inside an existing shell building at 408 San Gabriel Parkway, Building 2, Suite 101, in Northline. The restaurant will occupy 3,073 square feet. Construction is scheduled from October through August 2027.
Ike’s Love & Sandwiches: A $400,000 interior finish-out is planned at 10209 183A Toll Frontage Road, Suite 130. The 1,539-square-foot sandwich shop will include a commercial kitchen, service area, customer space and two restrooms. Construction is scheduled from September through December.
7 Brew Coffee: A new 510-square-foot drive-thru coffee shop is planned at 10281 U.S. Highway 183A Toll Frontage Road. The $400,000 project is scheduled for completion in November.
INVRS: A $350,000 bar and restaurant build-out is planned at 1561 Hero Way, Suite 150, in the Shops at Hero Way. The project covers 6,500 square feet and is scheduled for completion in November.
Wingstop: A Wingstop restaurant is planned at 1060 Hero Way, Suite 220. The 1,966-square-foot tenant improvement carries an estimated cost of $300,000. Construction is scheduled from November through March 2027.
Jeremiah’s Italian Ice: A $150,000 frozen-dessert shop is planned at 15261 Ronald Reagan Blvd., Suite 910, in Reagan Crossing. The 1,250-square-foot build-out will include a kitchen and restroom. Construction is expected to run from October through February 2027.
Health, beauty and retail
BasePoint Academy: A $2,325,410 tenant finish-out is planned at 149 Bulbine Drive, Suite 260, in Bryson Ridge Crossing. BasePoint provides behavioral health treatment for teenagers and young adults. The Leander project covers 12,239 square feet and is expected to be completed in February 2027.
Mirror Mirror: A $1.25 million salon and personal-beautification business is planned at 10860 Crystal Falls Parkway, Building 4, Suite 420. The first-generation build-out will cover 2,380 square feet. Construction is expected to conclude in January 2027.
Joyalukkas: A $850,000 tenant finish-out is planned for a 5,940-square-foot space at 15513 Ronald Reagan Blvd., Building 3, in Republic Trails Retail Center. Joyalukkas is an international jewelry retailer. The filing lists a projected completion date in December 2027.
Vera Nail Spa: A $300,000 nail salon is planned at 10209 183A Toll Frontage Road in Northline Retail. The tenant build-out will cover 4,728 square feet, with construction scheduled from October through April 2027.
Of the 15 projects, seven are classified as new construction. Those projects represent approximately $7.07 million and 159,061 square feet.
Seven renovations or alterations account for approximately $6.13 million and 31,865 square feet. The AEON Industrial addition represents the remaining $4.22 million and 52,942 square feet.
All 15 projects are listed as privately funded.
