Manufacturing, warehouse and commercial developments account for more than 1 million square feet of planned construction
Twelve Georgetown construction projects representing nearly $90 million in estimated investment were registered or advanced through the state review process during August, according to filings with the Texas Department of Licensing and Regulation.
The projects encompass approximately 1.09 million square feet of construction, renovation and site improvements. They include advanced manufacturing facilities, warehouses, retail space, restaurants, personal-care and family services, medical offices, a neighborhood park and trailhead amenities.
Altogether, the August filings represent an estimated investment of $89,564,000 across 1,085,764 square feet.
Three major industrial and advanced-manufacturing projects account for $86 million — approximately 96% of the total investment — and slightly more than 1 million square feet of work.
The largest project is a $42 million warehouse shell planned at Green Point. Aalo Atomics plans a $25 million renovation of an existing warehouse for advanced nuclear manufacturing, while Keystone Concrete plans a $19 million, three-building complex.
Six projects are classified as new construction, accounting for approximately $63.04 million and 869,760 square feet. The other six are renovations or alterations representing approximately $26.52 million and 216,004 square feet.
Among the projects registered or reviewed during August:
- Green Point Building 3: A 753,481-square-foot concrete tilt-wall warehouse shell is planned at 1000 FM 972. The estimated $42 million project is scheduled to begin in October and be completed in November 2027. It is the largest Georgetown project registered during August by both investment and square footage.
- Aalo Atomics at Crosspoint: Aalo Atomics plans to invest an estimated $25 million to renovate a 204,350-square-foot warehouse at 4813 N. Interstate 35. The building will be converted into laboratory, machine-shop and production-floor space for advanced manufacturing. Construction is expected to begin in November and continue through January 2028.
- Keystone Concrete complex: Keystone Concrete plans a $19 million complex consisting of three buildings at 1351 County Road 152. The 44,282-square-foot development will include a concrete-pump shop, formwork storage and maintenance facilities, and office space. Construction is scheduled from October through September 2027.
- University Boulevard retail: A new 9,853-square-foot retail shell building is planned at 1650 University Blvd. The concrete tilt-wall development carries an estimated cost of $1 million, with construction scheduled from October through May 2027.
- Wolf Ranch West trailhead: A $645,000 project is planned at 2008 Crimson Sunset Drive. The 16,703-square-foot scope includes a restroom building, pedestrian walkways, landscaping, irrigation and other trailhead amenities. Construction began in August and is expected to conclude in January 2027.
- Forest Family Georgetown: A $500,000 renovation is planned for a 4,158-square-foot space at 4913 Moreland Drive, Suite 301. Construction is expected to begin in September and conclude in February 2027.
- Snarf’s Sandwiches: Snarf’s plans a $350,000 interior renovation at 1312 W. University Ave., Suite 103. The 2,434-square-foot project will convert the space into a sandwich shop. Construction is scheduled from September through December.
- Madison Oaks Park improvements: Georgetown plans approximately $300,000 in improvements at Madison Oaks Park, 115 Madison Oaks Ave. The 43,000-square-foot project scope includes a monument sign, sidewalks, a drinking fountain, shade structure, pet-waste station, trash receptacle and picnic tables.
- House of Abel: A $299,000 interior renovation is planned for a 2,359-square-foot space at 817 S. Austin Ave. Construction is scheduled from October through February 2027.
- Little Caesars: A new Little Caesars takeout restaurant is planned at 3920 Williams Drive, Suite 107, in the Deer Haven Commercial development. The 1,203-square-foot interior finish-out is valued at $200,000. Construction is scheduled from January through June 2027.
- Waxing the City: The personal-care business plans a $175,000 interior renovation at 2021 Kauffman Loop, Suite 340, in the Twelve Oaks development. The project covers 1,500 square feet, with construction scheduled from November through March 2027.
- Kids United Georgetown: A 2,441-square-foot tenant finish-out is planned at 210 Blue Springs Blvd., Suite 104, in The Junction Corporate Park. The project carries an estimated cost of $95,000 and is scheduled for completion in November.
The August figures show Georgetown’s continued expansion as an industrial and employment center, with advanced manufacturing and large-scale warehouse development responsible for most of the month’s planned investment.
